Pre-Closing Inspection protects buyers.
A pre-closing inspection is the opportunity for the buyer to inspect the home being purchased prior to closing and owning the home. There are some considerations while setting up a pre-closing inspection: is it a vacant home? Will the seller will be completely moved out prior to closing? And were repairs required of the seller during the transaction?
What does a Pre-Closing Inspection with HMP look like?
A pre-closing inspection is to ensure the home is in the same condition that it was during the contract signing, except for ordinary wear and tear. It’s important to ensure that appliances and fixtures are accounted for, and to be aware of any newly exposed electrical wiring. The inspection is also time to test the systems of the home to make sure they are working properly, such as water, hydro, lighting, heat, ventilation, etc.
With over 20 years of building & general contracting knowledge, HMP has the expertise and qualifications to perform an in-depth pre-closing inspection. Some of the aspects we look into (but not limited to) are:
- Overall construction of the home
- Structural integrity (walls, floors, ceilings)
- Housing systems (water, heat, ventilation, lighting)
- Life expectancies and estimations
- Agreed upon seller repairs
